Despite the expense, or perhaps because of it, many a Redfin real estate watcher has been clicking on this property. Indeed, the $65,000,000 being asked for this house is hard for most people to even imagine, much less spend.

Actually, make that over 365 days. Yes, this neoclassic stunner has been strutting its expensive stuff for over a year without attracting a suitor. But why?

The lime stone you see comes from a quarry in France, the tiles on the roof are Italian, even the glass in the windows is European. Certainly such international origins warrant an additional 20 million, at least. And the four fireplaces? Worth another 5, since they guarantee you needn’t ever gather in one place with all the people who could live here, not even to get warm on a winter night. Plus, we’re looking at 20,608 square feet on top of one of the cities most picturesque, most desirable neighborhoods, and since the property actually comprises so much land, you could effectively start your own neighborhood- one all your own.

So yes, this is a beauty. Why won’t she sell? Forbes.com has some ideas. They list the 10 most expensive homes in the US every year, and 2845 Broadway was on that list in 5th place. Forbes quotes the sellers agent for this property as follows: “‘You need to have $800 million to see it,’ says David Barrett, who represents the San Francisco house for Warwick Properties Group. ‘And at least once a week, we get a prospective buyer who has that.’” Needless to say, I haven’t seen the inside. But once a week, someone who can afford this house has seen it, and has passed. Could it be because, again according to Forbes, $65 million is “twice what it sold for two years ago. And, it’s still only 70% complete”? Could it be despite nearly 10 figure bank accounts, maybe even the fabulously wealthy have to once and a while say “…too rich for my blood.”
