San Franciso: A Condo Contingent upon…You?

This popular listing now carries the status known as “contingent.” That might discourage you, but it shouldn’t absolutely thwart you. Houses fall out of escrow for all kinds of reasons, including a better offer made by a third party–that could be you. And this might be the place to try that maneuver, since it 1325 Divisadero, #105 is very light, well cared for, with Victorian touches, hard woods, a washer/dryer in the building and access to a sweet little garden/patio. I don’t know that you can ask for complete privacy in a building of 17 units, but the fact that the unit sits in the back, away from the street, and opens on to a light filled, verdant space, really helps.

Note too that this one bedroom is a condo, not a TIC, so you would own it outright. You would also have the dreaded HOA fees, but here they are listed at a fairly modest $187 and change, and would include water and garbage as well as other normally covered items. Yes, it’s small (605 sq. ft), but you aren’t paying anywhere near what you might expect for a one bedroom that is actually a condo, plus the location feels safe and is convenient for people with business in the western parts of the city. I’m also told that parking is available in the Kaiser lot nearby, but that “restrictions may apply,” which likely means you can park in there after 8pm and before 8am. Since I like to sleep in, that’s like not having parking at all, but you may be an early riser and thus have the luxury of designated parking.
In any case, this is one of those rare properties in the city that offers you something quite nice without asking you to become destitute to acquire it. Thus, if your in the Anza Vista ‘hood, you might want to take a closer look.
