It’s nice to know one’s instinct can sometimes be right. A few weeks back I reported on a house for sale in north Berkeley (above) that I felt was underpriced. (Others more qualified than me agreed.) And so it proved.

Located on a quiet part of The Alameda, the home offered lots of space and an elegant living and dining area flanked by a large deck. It was put on the market for $879,000 and sold for a staggering 52% more at $1,333,000.

Less spectacularly, but also in Berkeley, this cottage on Claremont Crescent had an asking of $950,000 and sold for 3% more at $980,000. Its size and proximity to a main road explain the closing price I think.

Meanwhile in Oakland this imposing house on Alvarado sold for $1,630,000, 5% more than its asking price of $1,550,000.
