All San Franciscans look twice at a property that lists at $239,000. And I’d venture that many, many people have indeed looked at least once, if not twice, at 1019 Guerrero.
After all, it’s been on Redfin almost a year. Clearly then, this city’s buyers are not too impressed.

But really, let’s be fair: the place is billed as a studio, and studios are generally modest in dimensions; so is this studio. And in those close quarters, it also offers well polished hard wood, a generous walk-in closet, and Victorian accents in the bath and kitchen.

Okay, so there’s no outside space or parking, and that can be painful when your living space is also cramped. Still, you would be part of only 3 total units in the building, which sits on a well lit corner in the Mission, and according to available information, you would not have to pay extra for an HOA.

If this unit is too small for you to consider living in, you might think of it as an investment: certainly the area is popular with renters since the outer Mission is a very fun area with plenty of bars, theaters, restaurants, cafes, clubs and shopping. So since those same “hip” qualities wear thin sometimes for long term residence, maybe you could own this and rent it out, collecting the benefits while you yourself reside somewhere larger. Then again, you’d want to check the regulations set up but the other owners in the building as sometimes restrictions about renting are put in place long before you arrive on the scene with your big landlord dream. Take a look at both the pros and the cons and if you’re interested, make a low ball offer: after 290 days, the asking price is more than flexible.
