The highest selling house last week in Berkeley was 2934 Avalon Avenue (above) for which someone forked out $4,050,000. The astonishing fact about that is that it went for a staggering 40% above its asking price of $2,895,000.

The 1907 home, in a very desirable part of south Berkeley, is big — 6 bedrooms — and ranges over 4,537 sq ft which means the new owner paid $893 per sq ft. Steep for Berkeley, and most other parts of the Bay Area, too.

When I reviewed the home on April 27 I said it reminded me of a luxury hotel but needed a new kitchen. Something tells me the spare cash won’t be lacking to take on that task.

    Yes, you're right. The one that sold a few months ago had been extensively remodelled and came on the market twice in quick successsion. Claremont Court is very beautiful and Monkey Island, while small, is a nice place to take the dog or stretch out in the shade. The neighbors have an informal picnic there once a week in the summer. The area is also very accessible to freeways and the city. The only thing most of the homes lack, I guess, is panoramic views as they're not quite high enough.

    For those in the know, this neighborhood is THE most desirable part of Berkeley, some considering it the most beautiful/livable in the entire Bay Area. It has a name, but houses rarely appear on the market, and when they do, they are snapped up. Claremont Court is centered around the Monkey Island Park. There was another house which sold over asking (again, over $4 million) just last month, on Oak Knoll.
