Berkeley: Homes On the Move Last Week

hillcrest 82 Berkeley: Homes On the Move Last Week

When I reviewed 82 Hillcrest Road (above) in April I noted that it had 47 steps up from the sidewalk to the front door. This didn’t put off one buyer who handed over $1,775,000 for the 1913 4+/3.5 gray and white home in Berkeley’s Claremont district, 1.5% over its peculiarly precise asking price of $1,749,000.

I’m surprised it didn’t sell for more given what houses are going for in that neighborhood. Maybe those steps were a factor after all.

The house was one of 9 recorded home sales for the week ending July 8, down 1 from the previous week. Highest price was $1,925,000 for a 4-bed, 3,504 sq ft in Avenida Drive; lowest price was for a 1-bed condo on College Avenue that went for $480,000.

  • Suzanne: Glad you like the blog. I find the Homes Sold information in the back of the Real Estate supplement to Sunday's San Francisco Chronicle. It's also available online at sfgate.com/homesales. There's usually a 3 month time lag on average between an open house and a recorded sales price.

Enjoying your blog! Curious if I can receive updates on those recent home sale records as a non-realtor (though I certainly feel like one after 10 months of intense searching in Berkeley/N Oakland).
