Fremont: Shake It Up Baby

One of my all time favorites houses in Fremont has not sold yet. I wrote a blog about it in May and the price has been reduced yet again from $1,199,000 to $1,150,000. It is at 40295 Paseo Padre Pkwy. and it is open this Sunday, 8/5 despite the fact that Redfin.com doesn’t show it for sale anymore. I just don’t understand why it hasn’t sold. We’re talking great location, great view of the hills and Lake Elizabeth Park, in super shape, even great staging going on there. What’s up? Not the price, heh-heh!
My mind was grasping for explanations as I drove by it today. It is pricey but definitely not outlandish. Especially considering it has a beautiful swimming pool, a great hot tub, and fully air-conditioned. I mention that because it is 4:00 pm here in Fremont right now and the temperature is 96F.
I admit the fact that it is situated about 300 feet from the Hayward fault could cause concern in some people. I’m a native Californian, originally from the L.A. area, and I have to admit I find all the bru-ha-ha about the ‘big one’ coming a bit amusing. Sure earthquakes are scary, but compared to the number of tornadoes in the mid-west and south every year, I will take my chances. C’mon…shake it up baby! At least if you are goin’ down do it in comfort I say.
REAL ESTATE TERMINOLOGY:
Blanket Deed of Trust - A deed of trust binding more than one parcel of property as security. It is frequently encountered in subdivisions, where every lot in the subdivision is bound by the same deed of trust. As the lots are sold, they are released from the deed of trust by a partial release provision.
