Emerald Hills: New $2,000,000 Homes

cocco house Emerald Hills: New $2,000,000 Homes The other day I drove by a gorgeous new home at 3881 Jefferson Avenue up in Emerald Hills. This French Country inspired home looked graceful,  elegant, and inviting. I imagined a cocktail party being held there, with soft lighting in the yard, lots of people mingling about discussing current events. I looked up the listing and further fell in love when I saw the kitchen with its big gas stove (with a water faucet above for canning and pasta), the huge master suite (of which there are two) and a master bathroom that had a great soaking tub (bring on the bubbles!). I was able to get in and sneak a peek and found beautiful tile work throughout, window seat benches in many rooms (and even a closet), and a really lovely well-built home. With a total of 4 bedrooms, 3.5 baths and 3200 square feet (on one-quarter acre), this home belongs up here in the hills and sports a price tag of $2,195,000. This got me wondering about what else was new in this neck of the woods in the $2mil range.tile shots Emerald Hills: New $2,000,000 Homes

Not too far away at 951 Wilmington Way is a new Cape Cod home on a similar sized lot with slightly more living space at 3762 sf. Consisting of 5 bedrooms and 4 baths it looks to be a comfortable, well-appointed home with similar landscaping, same 2 fireplaces, and one more garage space. On the market 11 days, it is listed at $2,279,000.

Down the hill in a less prestigious, yet still upscale, neighborhood are two newbies at 10 and 30 Sienna Court. Both are Mediterranean inspired and maybe a bit more ornate or formal inside, one with columns and hanging chandeliers. Both are on similar acreage with 2-car garage. 10 Sienna is a 4 bedroom, 4 bath 3537 sf home on the market 102+ days for $2,249,000. 30 Sienna is a 4 bedroom, 2.5 bath significantly smaller home of 2045 sf, but does have a great patio with built-in outdoor fireplace for entertaining. Listed on Redfin at 137 days, it is currently priced at $2,049,000.

On the whole, the Jefferson property would be my top choice. Yes, it is on Jefferson, but quite high up and I don’t think the road noise would be any more problematic here than it would be for the Sienna properties, which are off of Oak Knoll. It is a large house, but not obnoxiously so, and there was a comfortable feel to the location and the property itself.

The lake is privately owned, 11 ways. I believe it breaks down to the nine houses physically on the lake, and two more that are behind those houses and owned by some of the other nine.

The Jefferson house is indeed very beautiful and well built; they did a great job with it. I see it every day as I drive up to the Elks Club :)

Rick - thanks for the feedback. Interesting about the Wilmington house - no one adds in garage sf, and I feel that is misleading. I spent some time in the Jefferson house at around 5 pm. I did not notice the sound of traffic at all. I think it is pretty well insulated to avoid just that. While it is near the 5-way intersection, the only people up here other than residents are people going to the Elks Club, so it certainly less busy than say Canyon or Cordilleras. I am also to understand that you can buy into rights to the lake, but I can check on that. I just thought the craftsmanship was excellent and so many special details that I do not normally see, such as the tile work. Good luck finding something.

We have looked at all of these. I believe the builders are having a lot of trouble selling the Jefferson house. It is on the corner of a couple of pretty busy streets, and as soon as you step outside, you are at a busy intersection. While you are near the lake, you don't have rights to go to the lake. It is a very pretty house, and too bad it's in this location, otherwise I'd buy it.

The Siennas are tough. 10 Sienna is very nice, but you are right on oak knoll, and both houses have small yards.

Regarding the Wilmington house, there is some funny business there. It is NOT a 3700 foot house. It's a ~3000 foot house, they are including the garage in the footage number. We looked at it, and couldn't figure out why it felt so much smaller than the posted size, and then the open house staffer said that they are including garage in the number. Also, while it is a very pretty house on a nice lot in a nice area, the builders cheaped out a bit on it. It's not very well finished, but on the other hand, they aren't asking $3 million either :)
