Mill Valley for $298,000

As I was skimming through the north bay real estate section of Craigslist today, this Mill Valley listing didn’t just catch my eye - I thought it was a complete misprint.  Home ownership for $298,000?  And located in the quintessential Marin town of Mill Valley, where the median home price tops $1.2 million?  Hmmm… it sounded quite fishy to me.

What I learned however, was that it was no misprint, but a 16-unit, tenant in common complex called Pacific Trail Townhomes.  All units are 2 stories, have 1 bed and 1 bath and is free standing – i.e. no shared walls!  Square footage was listed at 550, which seems to me to be a bit cozy.  But if you crunch the numbers, that’s still slightly less than $542 per square foot.  Not only are these TIC units already the lowest priced property in Mill Valley, the cost per square foot places it on the value end of Mill Valley real estate. 

Located off of Shoreline Hwy as you head to Stinson Beach or Muir Woods, this complex is definitely worth a stop or drive by, espeically if you thought owning in pricey Marin County was out of reach.
