Oakland: 5923 Colby – One MILLION Dollars

colby 5923 Oakland: 5923 Colby   One MILLION DollarsJust a few short weeks ago, fellow Redfin blogger Tracey Taylor wrote about two new listings in Colby Park, including the pictured one at 5923 Colby. After several fruitless months of searching for a house in SF, I decided to make the trek across the bay to check this one out. Living a few blocks from College Ave. and BART would be at least as good as living in the city, right?

The house was even nicer than it looks in the pictures – great architectural details, nice yard, “charming” (not a word I normally use) neighborhood. So what if it only had 1.5 bathrooms and a kitchen straight out of 1920? For anywhere near the $799,000 listing price, those things could be fixed. We decided to put an offer in.

Unfortunately, we were a day late – an offer and a backup had been accepted the night before. It looks like we would have been more than a dollar short as well – rumor has it the sale price was an even $1 million ($201,000 over asking and just under $600/foot).

Haven’t these people heard that the real estate market is cooling?

    This Colby street house was listed WAY too low in the first place, and there were at least 8 offers on it.
    The few comparable 2 bedrooms in the area have been selling in the $900,000 range, and, typically, within 2 weeks of being listed.
    So it would make sense that this 3+ bdrm house went for that price that quickly.

    It's crappy, I know. The best thing you can do is look at a lot of places and get a good idea of what the prices really are supposed to be. Some places are listed right where they should sell, and some are listed way, way under.

    I hear you. We started looking in Oakland after seeing one too many unbelievable bidding wars in SF (the last straw was 145 Coso, which went for $309,000 over asking).

    Unfortunately, every single neighborhood we're interested seems to be such a "microclimate".

    obviously you don't know about the 'microclimate' of Rockridge housing.. the most bubble proof crazy housing market in the country... prob worse than SF or Marin as well...
