Redwood City: Palomar Oaks Revisited

palomar Redwood City: Palomar Oaks RevisitedBack in May I wrote about a new home development in Redwood City. Located off Edgewood Road, Palomar Oaks is a new gated community consisting of high-end, executive-style homes. Each house measures over 3600 square feet, and has a minimum of 4 bedrooms. Phase I of these homes, consisting of 5 units, was put on the market while under construction, so DOM is a bit misleading. It is anticipated that all construction will be complete this fall, with some already finished and ready to move in to. Meanwhile, given the market, the builders have repriced all of the units that have been for sale for over 100 days.

Currently Available:
20 Palomar Oaks, 4/4, 4431 sf, $2,650,000 DOM: 21
30 Palomar Oaks, 4/4, 4144 sf, $2,800,000 Reduced to $2.595,000 DOM: 149
40 Palomar Oaks, 5/4, 4866 sf, $2,950,000 Reduced to $2,800,000 DOM: 141
50 Palomar Oaks, 4/4, 4700 sf, $3,195,000 Reduced to $2,950,000 DOM: 171
100 Palomar Oaks, 5/4, 4489sf, $2,875,000 Reduced to $2,695,000 DOM: 147

I saw the one at 30 Palomar Oaks Superbowl weekend, and the road noise was pretty pronounced, even with the relatively little traffic with most everyone home watching the game. I imagine it would be really annoying on a normal day. Agree with the comment about the slopes - there is no backyard whatsoever, just a hill that looms over the house. Inside of the house was beautiful, and the outside was also very nice.

Two big problems with these. One, they are basically right on edgewood road, so you are going to have road noise. And two, they don't appear to have usable yards, just steep slopes. Otherwise, they look pretty nice.
