Two Berkeley price cuts to report today.

The first is surprising because it is my belief that this home’s neighborhood is pretty much immune to the market downturn. Houses have been selling for comfortably above asking price in the streets around 118 The Uplands, a 4+/2.5 “stately” home with views across the Claremont Hotel towards the Berkeley/Oakland hills (pictured above). The owner must be very keen to move on as the property has only been on the market a couple of weeks and the price has been reduced from $1,800,000 to $1,650,000.

Meanwhile, a multi-use property at 901 Hearst Avenue near Fourth Street (store, apartment, artist studio plus one-bedroom cottage) has had a second price cut — from $807,500 to $790,000.


  • Yes. We could assume that's the case. But I've been keeping a close eye on this area and this home is very much the exception in having a price cut. Most in the neighborhood are still selling fast and often above asking. But you never know... we could have reached tipping point!

    The alternate conclusion is, of course, that even the high-end market has the sniffles.
