Oakland: A Neighborhood With Curb Appeal

One of the nice things about still being a relative newcomer here is that I continue to chance upon good-looking neighborhoods while on my travels.

My latest discovery is a little Oakland enclave sandwiched between Broadway and Piedmont Avenue (shown on the map below):

 Oakland: A Neighborhood With Curb Appeal Gilbert Street in particular caught my attention as there are a couple of homes for sale there. There’s a newly listed Cape Cod/farmhouse style home at 4262 (pictured below) for example, which is going for a reasonable sounding $795,000.

And there’s a FSBO at the corner of Gilbert and Ridgeway about which I have no information — but it’s pretty easy to drive by and see for yourself.

One indication that this might be a pleasant place to live is the effort that has been expended on prettying up some dead space on the corner of Mather Street and Gilbert where someone — or possibly a group of residents — has put in some planters and an inviting bench.gilbert ext Oakland: A Neighborhood With Curb Appeal

A reason to consider living there is proximity to great shopping. Not only is the Pleasant Valley shopping complex, which includes a Safeway, very close by, but you’re just a stroll away from Piedmont Avenue which has a fabulous array of stores and restaurants and a good movie theater.

As San Francisco Magazine puts it in its fascinating cover story this month on the renaissance of Oakland: “The growing mix of fine eats and boutiques [on Piedmont Avenue] feels trendy without trying”.

    I'm a realtor who's lived in the Piedmont Ave. neighborhood since 1989, and I've sold most of the property over the years.It's politically active,very neighborly,pedestrian oriented, and desirable as a place to live.Block parties are not uncommon,many are organized for disaster preparedness,and most neighbors know each other on a first name basis.People rarely move out of the neighborhood unless they die or get divorced!Many build on,or just live with less space as their families grow because they love it here so much.You can park your car and walk everywhere. Heavily used library.Still basic services like banks,dry cleaners,shoe repair,fabric store,news stand,plus gelato, movie,restuarants,tea shop:BART,busses easy to SF.Very low crime rate.Cops say if they could afford it,they'd live here. I wouldn't live anywhere else.(Find out where realtors live.They know the best places and hear about them first.)

  • Craig - that's good to hear. I do consider 800s reasonable given what homes are going for within a mile radius of there. Does this neighborhood have a name? If not, can we give it one?

    That area is really nice and is still affordable(if you consider the 800's a bargain). We used to rent a small unit there before we moved to Rockridge and ton's of families live in the area, great shops and food. The planter and bench are part of a roundabout that was put in to control traffic and they took a lot of pride in keeping that together.
