Up and Down But Still Near 100% – Recent Corte Madera Stats

Now that you know all about Corte Madera from yesterday’s snapshot, it’s good to know how the market has been behaving over the past year.  Over the first 8 months of 2007, a total of 89 homes found new owners within the borders of Marin’s prime shopping city.  Currently, there are ~29 properties for sale.  

Not unexpected, it’s been a somewhat roller coaster of a year, with more sales occuring during the prime summer months.  Now that school has started and families have made their move, it’s starting to down shift into a lower gear.  Below is a chart of the number of home sales in Corte Madera.  Like the typical housing cycle, May, June and July brought the most closes and August’s 9 home sales brought it back to single digit territory.

While it doesn’t seem to be a ton of sales, don’t forget Corte Madera is somewhat of a small town, at only ~4.5 square miles.   As evidenced by the bottom table, homes are still getting most of the dollar it’s asking for.  Tomorrow – we’ll continue the deep dive on Corte Madera and highlight some current homes for sale.
