Point Richmond is one of Richmond’s classiest neighborhoods. It has a beautiful harbor, the historic Hotel Mac Restaurant and gorgeous views of the bay (which, alas, is currently infused with Eau de Oil, whose toxic effects will linger in the Bay Area ecosystem for many years to come, but still). Regardless, Point Richmond is a great place to live, with steep hills, locally owned coffee shops and lots of history. Here’s some of the properties offering the lowest cost per square foot. 522 Tewksbury Avenue, Richmond: This is a two-story townhouse in the hills of Point Richmond with a great view, we are told. 2 bedrooms/2.5 baths, 1,136 sq ft, $350,000, which comes to $308 a square foot.

23 Montana Street, Richmond: Multi-level detached home. Man, this looks tasty. 3 bedrooms/2.5 baths, 2,328 sq ft, $775,888, or $333 a square foot.

341 East Richmond Avenue, Richmond: Red flag: This is a short sale, which could either be very good for a buyer or a nightmare. 3 bedrooms/2.5 baths, 1,602 sq ft, $570,000, or $356 a square foot.

225 Contra Costa Street, Richmond: Within walking distance of downtown and the beach, we are told. Looks like it’s on a steep street, which could be a plus or minus depending on a number of factors. 3 bedrooms/2 baths, 1,600 sq ft, $595,000, or $372 a square foot.

    Hey there, Marc! I'm glad you weighed in and that's a great point about Pt. Richmond's neighborhood-y feel and freeway access. You're right about the proximity to the oil refinery as well; that's a point worth making, though as you note, Pt. Richmond is upwind.

    I live in Richmond's North and East neighborhood, and despite having chemical sensitivities, haven't had problems with emissions from the refinery in the more than seven years I've been here. So the refinery issue tends to escape my notice.

    I'll preface this by saying I think Point Richmond is a great place. It has a small town feel, but is still well connected by freeway to Berkeley, Oakland, and Marin.

    One downside you didn't mention is Point Richmond's close proximity to the Chevron Oil Refinery. Point Richmond is upwind of the refinery, but there are the the occasional "mishaps" that send up large plumes of smoke and flame.
