So for buyers who want to enjoy that shoe-on-the-other-foot feeling because it may mean better prices and terms, here are a few listings with “motivated sellers.” I’ve quoted their language directly, and used their punctuation marks. I think you’ll smell some desperation.

199 Yerba Buena, SF (West Portal/Forest Hill):: 4/2.5 single-family home with rental come potential. Landscaped yard, garage, wood floors. Great location in a woodsy setting. The motivate seller language is most encouraging: “$200,000 price reduction!!! Seller very motivated, taking offers right now!!, willing to negotiate, make an offer!!” The extra exclamation points speak to desperation (as well as creative grammar skills). Reduced to $165,000, 000. Bid lower; they’re begging you to.

1625 McAllister, SF (NOPA): 3/1 condo with office space, parking “negotiable.” Shiny wood floors, warm light, chef’s kitchen. Seller language to entice you: “MUST SEE, SELLER MOTIVATED.” Listed at $799,000; could be yours for less.

25 Castenada Ave, SF (Forest Hill): 3/3.5 single-family home with formal dining room, decks, sauna, lovely forest views. “Huge price reduction” lands the listing at $1,325,000. Still, the language here, “Ready to Move In! Motivated Seller- Priced to Sell!” indicates you might own this beauty for an even “huger” reduction.
