Snail’s Pace: New Listings on the Mid-Peninsula

snail Snail’s Pace: New Listings on the Mid PeninsulaWhile October saw a drop in weekly new listings in the low to mid-twenties, we are now seeing them in the teens. November 5-11 shows 14 new single-family home listings in the 3 cities, with the majority of those in Redwood City, as usual. But what was not so usual is the lack of new listings in San Carlos, which had only 1. We are still seeing the majority of new listings priced at under $1,000,000, although the ratio does not appear to be increasing.

At this point in time, Redwood City has a total of 199 single-family listings, San Carlos has 52, and Belmont lags behind with 43. Taking a look at those available under $1,000,000, there are 145 in Redwood City, 25 in Belmont and 24 in San Carlos.

Some of my favorite newbies this week:

1748 Greenwood Avenue, San Carlos
Listed for $865,000
Bedroom: 3 Bathroom: 2 Sq. Feet: 1390
Good price to get into White Oaks neighborhood and school.

722 Clinton Street, Redwood City
Listed for $960,000
Bedroom: 3 Bathroom: 2 Sq. Feet: 2090
Very nice updated home—not your boring rancher. Includes 1/1 cottage in back. Possibly overpriced for neighborhood but charming.

720 Alameda De Las Pulgas, Belmont
Listed for $1,037,900
Bedroom: 4 Bathroom: 3 Sq. Feet: 2960
My favorite of the week. Large rustic-style Tudor with views on large lot. NOTE: Lender owned property.

2205 Cipriani Boulevard, Belmont
Listed for $1,199,000
Bedroom: 3 Bathroom: 3 Sq. Feet: 2444
Modern updated home.

572 Mountain View Way, Redwood City
Listed for $2,595,000
Bedroom: 5 Bathroom: 3 1/2 Sq. Feet: 4210
The most expensive new listing this week is a three-story wood shingled home up by Handley Trail.
