Emerald Hills/Canyon Corridor: Update

spotlight-copy.jpgThere has been a lot of action lately along the Canyon Road corridor in Redwood City: reductions, sales, homes pulled off the market, new homes on the market, rentals available, and even a Coming Soon. Here is the scoop on 11 properties along this route:

First, that tiny 510 sf 1/1 at 805 Canyon Road: I originally reported that this is basically a property for expansion or total tear down and reconstruct, although it is currently habitable. No one bit when it was on the market, however, and a For Rent sign went up about 3 weeks ago. Apparently it is rentable, as both the For Sale and For Rent sign have been removed, and it looks like someone is moving in.

766 Canyon Road: This is the one on the corner of Canyon and Breeze Place. Originally listed on June 5th for $1,349,000, it was reduced to $1,299,000 in late July and then again in September to $1,249,000. It went off and then back on the market in October at $1,239,000, where it remains. I have to hand to the realtor on this one, as she has been very good about holding open houses at least twice a month. This is a 4/3.5 with 2450 sf.

759 Canyon Road: This 2,230 sf, 3/2 home came on the market in mid-October for a more reasonable $950,000. Someone snatched it up mighty quick and the signs have come down. No report yet on the sales price.

Just a few doors down at 739 Canyon is a 1,580 sf, 3/2 home that is COMING SOON. Painters were out there Wednesday spiffing up the outside. No idea what the home will be listed at, but if the owners are wanting to sell, I would imagine the price should come in under the $1mil mark.

Veering off Canyon heading west on Oak Knoll, leads you to 531 Hillside, a smallish 1080 sf, 2/1 home listed 11/25/07. Currently on the market at $849,000, it is on a 16,000 sf lot and has had a few upgrades over the years.

Go back down the hill to 2122 Hillcrest, which is a fairly new listing (12/9/07). A 1920 sf, 3/3 rancher on an 18,000 sf lot, this home is on the market for $1,189,000. The home appears to be in good shape with decks and views, and offers will be taken after 12/17.

1850 Cordilleras: Last sold in March of this year, this 2570 sf, 4/2.5 home has undergone renovating and upgrading and was listed originally at $1,684,000. It then was reduced to $1,595,000, and now is waiting for a buyer at $1,489,950.

1690 Cordilleras: Hit the market on November 5th, this 4,000 sf, 5/4 on an oversized 23,000 sf lot has also undergone extensive changes. The remodeling appears to be throughout the house and done with an upscale touch. The home also includes au pair/guest quarters and is on the market for $1,995,000.

10 and 11 Bennett Court: These two are across from each other in Cordilleras Heights. #10 is a 2820 sf, 4/4 single-story contemporary home on almost ½ acre. Originally lisated at $1,450,000, it has been reduced to $1,399,000. #11 has been on the market 60 days and hasn’t budged an inch from its $1,798,000 price tag. Slightly larger than #10 with 3,020 sf and 5 bedrooms, it has less than half the property (although it does back up to open space). As an FYI: 19 Bennett Court was on the market for over 3 months and went from $3,795,000 to $3,200,000, but apparently has been pulled and is no longer available.

204 Upland Court: Just off Cordilleras is another 5.4 with 4,073 sf. A two-story contemporary home it sits on only a 10,000 sf lot and has been on the market since August 24th.. Originally priced at $2,095,000, it is now listed at 1,895,000.
