Merry Merry Marin Markdowns

Holiday shoppers and potential homebuyers alike all need a little encouragement to take a look at something they may have passed over a first glance.  Below are a few markdowns from the last couple of days that may draw your attention now that the price is a little more enticing.  Merry Markdowns!merry markdowns Merry Merry Marin Markdowns

41 Inyo Ave, Fairfax – 2 beds, 1 bath, 1090SF – $390,000:  Now $75,000 off the original list price of $465,000, this week saw a further 10% cut off from the last price of $439,000.  Now that this fixer is below that mental $400K barrier, it may garner some more looks.  Be forewarned – the listing only has one picture and it warns that it “…needs a lot of work.”  It is in a great area of Fairfax and walking distance to the hip downtown area, so for those willing to roll up the sleeves – might be worth a peek.

130 Villa Ave, San Rafael – 2 beds, 1 bath, 1220SF – $492,000:  This one wins the blue light special award for slashing $100K+ off its last list price  of $594,500 this week.  Considering that the original ask was $710,00, this vintage craftsman in the Dominican area seems very worthy of a look.  One detractor is the that the street parallels busy 101.  Sales history has January of this year as the most recent sale – and for $510,000.  So much for trying to make a profit on the sale…

876 Tamalpais Ave, Novato – 3 beds, 2 bath, 1523SF – $599,000:  This ranch received a $50K slash this week from the last ask of $649,000.  A bit more sugar added this time around, as this reduction was much more than the $10K cut off the original list of $659,000.  On the market now for 74 days, this features nice hardwood floors and an updated kitchen in a convenient location of Novato.

55 Waldo Ct, Sausalito – 5 beds, 3 baths, 2414SF – $849,000:  At $352 per SF – that is pretty good for Sausalito.  Though this house sits much closer to the Marin City area than prime downtown Sausalito, this house boasts a lot of living space.  Not included in the square footage above supposedly is an unfinished 1 bedroom unit.  Another $50K was knocked off this week from the last ask of $899,000.  And now quite a bit down from the originial list of $999,000….
