The “D” Word in Hercules

197284014 1079318921 m The D Word in Hercules

Down’s the word these days, as prices head that way and the cold snap has us all digging our down jackets out of storage. Who knows what bargains may lurk thanks to the “d” word? (Thanks to on Tom@HK on flickr for down jacket photo.)

310 Atlas Drive #5, Hercules: 3 bedrooms/2.5 baths, 1,287 sq ft, was $359,900, now $349,900. This could be a good deal for someone with fixit skills and a discriminating eye who knows the difference between a potential deal and a potential disaster. It’s owned by the bank (can you spell “foreclosure?”) and “needs TLC” (we all know what that means). Still, it has a woodburning fireplace and a patio and is an end unit. Buttonhole residents at the laundry room, talk to neighbors and get the story (the condo is 79 percent owner occupied, which suggests everybody isn’t bailing).

124 Bonaire Avenue, Hercules: 3 bedrooms/2.5 baths, 1,082 sq ft, was $580,000, now $540,000.

100 Overlook Court, Hercules: 4 bedrooms/3 baths, 1,929 sq ft, was $580,100, now $560,100. This is a really lovely, new-looking (actually built in 2000) home, not a fixer by any means.

532 Falcon Way, Hercules: 3 bedrooms/2.5 baths, 1,502 sq ft, was $474,900, now $459,900. This one backs up to the canyon (!!), has granite countertops and a deck, which all sounds totally sweet. Interestingly, it’s “back on the market,” according to the listing, and has a spa which, the listing says, is “not warranted.” Hm. Wonder if that has to do with why the original deal for this seemingly great deal is off and it’s back up for sale at a reduced price?
