Alameda County: Recent Sales in the 800k Range

For some reason it seems as though not as many properties sell in the 800K range around Alameda County: SFR’s seem to clump in the $400-$700 range then jump to the high 900k’s and above. So I’ve been curious to see what is selling in this range. For the recent SFR’s selling below, all have a minimum of 3 bedrooms; the smallest square footage is 1458 (Fremont) and the largest is 3412 SF in Livermore. Two out of the six properties listed sold for below asking, one sold for above and the other three do not have original asking prices listed. The property pictured, 3601 Glasgow Circle in Livermore, took a 14% price reduction from its asking price; additionally, its last sales price is the same as its current one.

  • Hi Dan: thanks for your comments. I will see if I can find some data that displays homes for sale graphically in increments as you suggest. As far as two distinct markets: it's something to look into; I will do some research. Do you think that homes have a lower turnover rate in Redwood Hts. than other Oakland neighborhoods? I know that for my area east of the Lake, most homes are occupied by young, working class families who are there for the long-haul so not many homes go up for sale. Good luck on your selling journey!

    That's quite interesting... When i search for homes for sale in oakland between 800 and 900k, that are at least 3 bed/2 bath, i get only a dozen for sale. The best one is 4328 Anderson Ave, of course.
    It would be nice to see a graph of # of houses for sale in each 50k increment of asking price. Does it look like there are two distinct markets?
    As a seller, i have to say that it was hard to price our house with so little neighborhood (Redwood Hts) data since last summer. Especially because our house is bigger and more updated than typical for our neighborhood. So, we'll see how it goes!
