All You Buyers Out There: Maybe Beggars Can Be Choosers

There may have only been five homes recorded as having sold in Berkeley last week, but the encouraging news for us buyers is that at least three of them went for under their asking price. More proof, if it were needed, that buyers’ stars are in the ascendant.

875 Keeler Avenue (above): Sold for its reduced price-tag of $645,000.

uplands 118 All You Buyers Out There: Maybe Beggars Can Be Choosers

118 The Uplands (above): Sold for $1,550,000 after being reduced from $1,800,000 to $1,650,000. That makes a seller who got 16% less than he/she wanted and only made 6% on the $1,450,000 price they paid for the house in July 2000.

And 1380 Curtis Street: sold for $700,000 after being reduced to $775,000.

  • Lance: Thank you for that. Math never was my strong point.
  • The owners of 118 The Uplands didn't make 6%. They lost something like $200,000 when you adjust for inflation based on the consumer price index. A 20% increase over that period, which on the face of it looks pretty good, means you're just treading water when inflation is taken into account.
