Berkeley: Home Sales Stick Close to Asking Prices

Today’s list of homes sold in Berkeley shows that buyers are unwilling to deviate very far from asking prices.

The house at 50 El Camino Real in the Claremont neighborhood (above) was described as a 3/2.5 “English-style” home with terraced gardens and large workshop. It was very secluded, with a treacherous path leading down to the house, and needed some sprucing up. Priced at $1,185,000, that’s exactly what it went for.

2800 Regent Street, which sold for $1,100,000, looks classically lovely inside but it has barely any yard and backs onto Willard Middle School. Not the ideal location.

Meanwhile, 50 Sunset Lane (above), in the north Berkeley hills, a 5/3 mid-mod “private retreat” with landscaped gardens on a level lot, sold slightly over its $1,195,000 asking price at $1,202,000.
