Clearing the ’07 Models in San Rafael
It’s 2008 and as they say in the car commercials – the 2008 models are arriving and it’s time to clear the place of ’07 models. So with that in mind, many homes in Marin that rung in the new year without a new owner are slashing prices as ’08 housing inventory starts arriving in anticipation of warmer weather and longer days.
172 Vista Del Mar, San Rafael - 3 beds, 1.5 baths, 1,323 SF – $319,000: Blue light special award goes to this San Rafael condo for dropping its price $80K this week from $399,000. That’s almost 25%! Orignal listing price was $439,000. It is a REO property so looks like they really want to get this one off the books…
310 Las Flores Ave, San Rafael - 3 beds, 1 bath, 1,072 SF – $625,000: Knocked off $50K from it’s original ask of $675,000. This sweet looking home is near the Terra Linda area of San Rafael. Lot size looks pretty good at 7500SF. Interesting to note that the home next door, which is a much bigger 1,747 SF 3 bed, 2 bath and mostly remodeled is on the market for $821,000. (And has been there for 83 days…)
143 Forbes Ave, San Rafael- 2 beds, 1 bath, SF N/A - $849,000: Location, location, location is what you are paying for here. Undisclosed square foot for me often means = too small to mention. I mentioned this one a few weeks back, when prior to the recent $50K reduction, the $899,000 price tag came with a Prius. I love how the description makes it very clear this new price does NOT include the Prius. Despite the price reduction, I still think the price tag is a bit lofty when you look at the homes on the street over that are offering a bit more bang for the buck and are still in the same general area.
10 Carmel Ct, San Rafael – 3 beds, 2.5 baths, 2800SF – $999,000: Dropping below the $1MM mark will hopefully garner some new eyes. A bit outdated but there is definitely tons of room and privacy. On a third of an acre with a pool, there’s plenty of space to frolick.
