Peninsula Inventory Snapshot

Let’s start off the year by seeing what kind of inventory we are seeing in Peninsula cities, starting at the southern end and working our way north. I have included both SFR and condos/townhomes in the mix, as well as providing the lowest priced and highest priced properties.

Daly City is our big winner right now, with the lowest priced home and a whopping 484 homes on the market. That calculates to 65% more than its nearest competitor of 292. On the other end of the scale we have three cities with high-end homes over $10mil, with Woodside winning that race with a $21,000,000 mansion.

Less than 1800 homes in 17 cities is low, but it’s early in the year and we will be seeing more come on the market in the coming weeks, heating up even more as Spring and Summer approach.

This is interesting, but would be way more powerful if it had the total number of housing units per town and then a % of total on the market. That would give a bit of an idea. Another way to give context would be to have the average sales per town per month, so we could get an idea of months of inventory.

I’ll have to find out if there are numbers on total units. I’d imagine that total housing units for a city would include apartments, duplexes, etc., which don’t figure into SFR and condos. Difficult nut to crack, so to speak. As for the average sales per city per month, that would be helpful. I will try to include that next time around. If anyone has ideas where to find that particular nugget of information, do let me know.
