SF: Next Floor, Price Reductions. Going Down…

This month, historically a sluggish month is any sales business, brings unsurprising price cuts– and surprising ones. You can see them in Marin, Walnut Creek, Berkeley, and yes, right here in San Francisco. In the latter case, these cuts are coming from all over the city, including those areas in which we normally consider homes to be overbid before they even hit the market.

mews SF: Next Floor, Price Reductions. Going Down...645 Hyde/4 Meacham Place: This one is very surprising because it’s a 3/1.5 single family (a carriage house) downtown, situated almost like European mews, with gated driveway and parking. It’s a beautiful, nostalgic place, all brick and hard wood. I’d expect at least a million dollar price tag on this baby, but it’s now been reduced to $850,000. Open Sunday from 2-4: would love to hear some insight on this one, if anyone goes.

loft SF: Next Floor, Price Reductions. Going Down...1720 Clay St, #6: This is a 1/1 loft/condo, on the market for 99 days. With a patio, parking and all the sleek week and steel a loft lover could ask for, why won’t the unit sell? Also open Sunday from 2-4, this place has been reduced to $619,000. mission SF: Next Floor, Price Reductions. Going Down...2671 Bryant St.: This TIC is in the Mission. It looks to be remodelled (I say looks as the photos seem to have been taken by someone drunk, doing aerobics simultaneously with the picture taking) and offers a parking space. On the market for 280 days, it’s been reduced to $415,000. The sales history here makes for interesting reading: sold in 7/07 for $440K; in 9/07 for $420K; and now it wants to be sold for $415K. What’s the deal? Is it haunted?

king SF: Next Floor, Price Reductions. Going Down...260 King St., #1311: Now this does not surprise me. I have already clearly stated that SF does not need another building of $800K+ one bedroom condos. This one, a 1/1, is in the Beacon Building, a complex that offers a heated lap pool, gym, and dog run. You get the panoramic views of South Beach from your 13th floor unit, and all the modern looking accoutrements you’d expect. Still, it hasn’t sold and has been reduced to $730,000.
