There’s no room at the inn. Or in this case the cottage. How refreshing to see an owner candidly describe their home as “really little”.

“We have raised our 4 year old daughter here in the plus room; but the cottage is really little! Now with a second baby we need more space. This is perfect home for a single person or a sweet starter home for two people. It is a very special place — we hate to move!”

Such honesty will work in their favor. So will a competitive price ($499,000) and the patent charm of this tiny (738 sq ft) jewel of a home in central Berkeley on Grant Street (@ Virginia). It is situated on a 3,125 sq ft lot and includes large mature garden and a 2-room carriage house.

I know you’re looking at $676/sq ft but I like the tone of this FSBO listing and I like the look of this home. I wish them luck.

  • You can't hide 738 sq ft. Might as well be up front about it. The sellers' write-up is perfect.
  • Tracey Taylor
Adam: Because then you would own property and your monthly payments would be going towards paying for it not down a figurative black hole. But you clearly are happy renting as are many others. We will see whether this home is worth $499K when it is sold. Thanks for your comment.
  • $499,000 is reasonable? I pay $1400/month for a cottage of similar size located less than a mile away, also on Grant St. Granted, it shares a lot with my landlord's house, but the cottage is super private (we never shut the curtains!). And, that $1400 includes taxes, repairs, washer/dryer, etc. Why would we want to at least double if not triple our monthly outlay for a very similar unit????
