What’s New? Old Listings in Marin

 Whats New? Old Listings in MarinWhenever I have stale bread, it’s great to give them some life and make croutons.  Like the day or week old bread, some newly listed Marin homes that have come onto the market aren’t so fresh.  Lately, a few that made their debut onto the Marin scene were folks that left the party quietly in 07, only to reappear in again this year, hoping the new year would give them a new slate and sprinkle them with renewed zest.  Do these look familiar to you?  Hopefully with the new year, the owners have a new perspective and open to more flexible offers. 

247 Santa Margarita Dr, San Rafael – 3 beds, 2 baths – $849,000: Back on the market after the ball dropped, this nice looking home is in a nice part of San Rafael, near downtown San Anselmo.  Bright home, sunny location but the outdoor space is upward sloping but does include a nice artist “studio” – really a detached single room – but lots of light and quaint.  Don’t recall last asking price but the current listed price feels like it was in the ball park of the last, possibly lower.

52 Austin Ave, San Anselmo – 2 beds, 1 bath – $899,000:  Now you see it… now you don’t.  This sweet looking cottage is back on after the holiday hiatus.  The price doesn’t seem much lower than what they were asking in 07, but it seems like the owner has moved out according to the new pictures.  From what I recall, this house was occupied by the owner during its last courtship with potential sellers.  And if I can remember correctly, this is the THIRD time it’s reappeared.  The price seems still a bit on the steep side, though it is in the desirabel Seminary location of San Anselmo. 

14 Bolinas Ave, San Anselmo – 4 beds, 3 baths – $1,299,000:  Listed as a 4 bed, 3 bath but the main level really has 3 beds, 2 baths with a non-connected 2nd unit containing a 1 bed and 1 bath below.  The original property was purchased in fall 2006 and significant updates and upgrades done throughout.  Last year, it was listed for slightly above what it came back to the market asking.  And after 26 days, buyers still haven’t found it quite attractive yet.
