Cracking Price Barriers in the ‘Nut

First of all, thanks to the reader who shared the information that Walnut Creek, that happenin’ Contra Costa city with the hot downtown, is referred to by residents as the ‘Nut. Next, here’s a list of attractive properties with recent price drops. Condos have always been available at a rock-bottom price in the ‘Nut, but now it’s looking like some tasty choices are at least in view, if not quite within reach, for many.

135 Pickering Place, Walnut Creek: 4 bedrooms/2 baths, 1,913 sq ft. Check out the cheerful, warm kitchen with blonde wood cabinets and an outdoors view through the window. We are told you can walk to a nearby elementary school and zoom to BART or the freeway quickly. Was $796,000, now $762,000. A $34,000 price drop, yowza!

3241 Golden Rain Road #6, Walnut Creek. 2 bedrooms/1 bath, 1,048 sq ft. While it’s true that this condo is in Rossmoor, which is a retirement community in Walnut Creek, you don’t have to be retirement age to move here. And this condo looks like a winner, with views of Mt. Diablo and lotsa extras. Was $360,000, now $349,000.

1310 Honey Trail, Walnut Creek: 2 bedrooms/1.5 baths, 1,188 sq ft. Puzzlingly, no photo, though the listing agent tells us it’s in move-in condition and well taken care of. Back yard, front yard, patio, fireplace, what’s not to like? Was $475,000, now $459,000.

1640 San Miguel Drive, Walnut Creek: 1 bedroom/1.5 bathrooms, 1,154 sq ft. Two blocks from the shops and restaurants of Broadway Plaza – that’s the hot downtown we were talking about. Was $475,000, now $450,000.

The link to the Walnut Creek home on Pickering Place is pointing to someone’s flickr account.

lex, thank you for the heads-up. It’s fixed now. Sounds like u r looking for a place in the ‘Nut, how long have you been looking? Or are you just having fun browsing, maybe waiting for prices to fall some more?

I hope that Golden Rain Condo HOA fee is a mistake… $700/month?!?!

Janis Mara said:

No kidding. I have a friend in El Cerrito whose monthly rent is $700! And it’s a nice apartment! But, I googled around and found another, separate listing for a property in Golden Rain and this listing gave the HOA fee as $775, so looks like it’s right. Do u suppose it’s because it’s in Rossmoor?

We drove through Walnut Creek/Lafayette a bit today after a day trip to the children’s museum in Sausalito, but I think we were too far north to find downtown. For whatever reason, this area seems a lot cheaper and has good schools. Maybe this summer….

Hi, Scott! Say, do you think an adult would enjoy the children’s museum? It sounds like the kind of thing I like and Sausalito is so fun. For future reference, here is an interactive map of Walnut Creek’s downtown: http://www.windowshopusa.com/wc-map.html
