Hot and Not in Mill Valley
Some homes are going very quickly in Mill Valley and some aren’t. If you price it right, they will come. As they have to three different Mill Valley homes, which all received an offer within 10 days. And if you don’t, it will languish on the market for a bit – as three others are figuring out.
HOT:
314 Cardinal Ct Mill Valley – 4 beds/ 2 baths – $680,000: This was a REO fixer, but obviously priced very attractively. It was only on the market for ONE day. Hard to find a single family home in Mill Valley for under $700K, so this one got snatched before many even got the chance to see it.
111 Stanford Ave Mill Valley – 4 beds/ 3 baths – $1,595,000: A big bang for your buck got this house an offer in just 8 days. Just over 2900SF with lots of light from the walls of glass. At $547 per SF, this is as low as it gets in Mill Valley – not to mention this comes with a good sized 8600SF lot.
74 Nelson Ave Mill Valley – 3 beds/ 2 baths – $1,795,000: This was a brand new house – probably a knock down and rebuild – but reinvented very nicely. Backing up and having rear access to Freeman Park was an attractive selling point and found a willing buyer in 10 days.
NOT:
510 Laverne Ave Mill Valley – 3 beds/ 2.5 baths – $875,000: At the 125 day mark, this vacant home needs a bit of love. The description is a bit scary: “Due to safety concerns, don’t let children into the house. “ Yikes. Wonder what that means. Not a great way to get a house sold. The last owner didn’t seem to live in it too long. Sales history shows a purchase in October of 2007 for $948,000.
14 Rowan Way Mill Valley – 3 beds/ 2 baths – $1,149,000: Just cresting over 180 days, this one asked over $1.3M when it first came to the market last summer. It’s now almost $200K lower and staged. Looking for that buyer who want lots of deck space and being in middle of the woods
1002 Lovell Ave Mill Valley – 2 beds/ 2.5 baths – $1,248,000: On the market now for 166 days, the price has only been dropped once since it’s debut last Sept 11th (maybe it got cursed). It’s still hanging out, waiting for that buyer that likes both the 70s and wood decor.
