It’s a Small World at Hamilton
Hamilton Field, up in the Northern Marin reaches of Novato is the overlooked cousin to the Presidio that everyone is forgetting about. Like the Presidio, this former Navy base/ field is being recreated into an area where folks can “…live, work, play and belong.”
Some great companies have already been attracted to the benefits of a Presidio like setting – such as Smith & Hawken, Birkenstock and Sony Imageworks. And just recently the MarinIJ reported that Disney is signed up to move to the neighborhood by the end of the year.
With the area drawing more businesses, one could assume that home values in the area would become more attractive as well. As Novato is being hit the hardest in the Marin housing market, there may be some places worth peeking at in Hamilton:
55 Ferdinand Way Novato - 4 beds/ 2.5 baths, 1,922 SF – $739,500: This is a short sale opportunity and seems to be an interesting one. Purchased in 2005 for $819,000, the current asking is almost $80K less - about a 10% drop. The backyard backs up onto pretty open space adorned by oak trees.
12 Marblehead Ln Novato – 4 beds/ 3.5 baths, 2,518 SF – $799,000: Just over $300 per SF, this is a good find for someone looking for a sizable house. You make up for a smaller property footprint – total SF is 4138. Built in 2000, this one seems reasonably priced.
106 Maybeck St Novato - 4 beds/ 2.5 baths, 3,160SF – $1,079,000: In the desirable South Gate section, this home sold for $995,000 back in Nov 2006. Just over a year, it seems like it’s asking just what it needs to cover the commission. Otherwise, a nice looking house and kitchen.
