Marin Blue Light Specials: Price Reductions of $100K+

Whenever there are price reductions, it’s usually a slow and steady type of move.  But this week, a couple of Marin homes had a slash and burn on the asking price - chopping $100,000 or more.  Cha-ching! 12 Ethel Ave Mill Valley - 2 beds/ 1 bath – $890,000:  Unsold in 110 days, this is noted as a fixer upper.  It looks to me more of a good updating project, but no serious construction is needed.  Price history provides a brief glimpse of why it hasn’t moved since it was listed in Nov of last year:

Nov 05, 2007 $1,175,000
Dec 12, 2007 $999,000
Feb 20, 2008 $890,000

Obviously quite over priced and now it seems it’s approaching a more reasonable ask.  Prime attractions are the proximity to downtown MV and it seems to have a good lot at over 7700 SF.

126 Redwood Rd San Anselmo – 3 beds/ 2 baths – $649,000:  This one just fell out of contract after the first buyer couldn’t secure the financing (eeekkk… sign of the times??).  So to quickly get it back in another set of hands, the price was was reduced from $769,000 to $649,000.  It was snatched up quite soon after it debut in Jan, so at this price, it may go quickly again. 

205 Roundtree Way San Rafael – 3 beds/ 2 baths – $450,000:  This end unit condo in Marinwood of San Rafael just lobbed off a cool bill, and takes it asking price below the last sales price of $496,000 in 2004 (and that’s not when prices peaked!).  Nice hardwood floors in the living area and a good option for entry level buyers looking at central Marin.
