Built in 1924 with some Craftsman-style built-ins, it was in pretty good shape, and in a great location, But what really impressed me was the seller’s flair for painting a picture of potential. However, two of my doubting readers refused to believe this house would sell for its asking price of $695,000 ($578/sq ft). Too many greenbacks for 1,200 square feet declared SurveyKid and David — and they both promised to buy me a pint of John Smith’s bitter (swiftly changed to a glass of California’s finest Cab Sav) if they were proved wrong.

Well guys, I don’t want to gloat or anything, but I’m looking forward to that first sip of wine. (Seriously, I won’t hold you to it, but we should take this as a reminder that making predictions about real estate is a mighty dicey game.)

In other news, 3040 Buena Vista Way (pictured above), a 4/4.5 contemporary with views that I very much liked the look of, sold for $1,295,000 after its price was cut 10%, from $1,595,000 to $1,495,000.

    A few options come to mind.

    First, you *deserve* a glass of wine. Think of it as something for your Tip Jar. Yes, they don't tip in Britain, but we do here in Los Estados Unidos. It's our way of making up for the lack of a national health program.

    (BTW, I should mention that the seminal study linking health with moderate daily wine consumption was in fact done at UC Berkeley).

    So here are some ideas.

    1. I can donate 10.00 to your Presidential candidate of choice.
    2. I can arrange to buy a bottle of bargain house-Red at a local liquore store, with instructions for them to hold the bottle in your name.
    3. I can send you a personal check for 10.00 dollars.

    Well done, Tracey. I am very surprised. I just checked the Almeda Homes sold and made my back here to this link, in the thread. 1717 Francisco sold for the Asking Price.

    I must do something now to make good on my offer.

    I'm guessing a quality Cab Sav glass now costs about 8-10 dollars in a cafe/wine bar.
