 Reality Check? Reduced Prices in SFWhile surrounding counties see record lows in sales and reduce prices as much as 20%, SF holds pretty steady as a market. Still, some sellers have been overly optimistic about that steadiness, and have had to come down in their asking price. Good news for buyers. Here’s a few reality checked listings; I leave it to you to decide if reality has been checked enough…

1366 Leavenworth St.: 1/1 cottage style TIC in Nob Hill (very fetching) now for $589,000.

1340 Leavenworth St.: studio cottage in same complex as above, reduced to $419,000.

55 Laidley St.: 2/1 Glen Park single-family with charming little art studio. I love the look of this place; you could love it too, for a new price of $650,000.

8200 Oceanview Terrace, #408: 2/2 condo with ocean view, parking, in-unit laundry. Reduced to $535,000.

879 University St.: Portola 5/3 single-family with garage, reduced almost 100K to $788,000.

2701 Van NessAve., #304: Swanky Cow Hollow 1/1 condo in Marina Chateau building. Much period detail, all discounted to $569,000.

    I know about the pest report. Scary! I agree the most likely route will be to rebuild. I'm still a sucker for the steeple roof/attic bedroom thing though.

    I recall seeing this on Craigslist. Check out the disclosures sometime. Lengthy doesn't begin to describe it.

    I think it's a teardown. If SF NIMBYs will let you.

  • I do think it is. I love the lay out and the yard and the little back cottage. (Course, it could be thought of a tear down. The lot is nicely situated.) Still, I can't afford it and I agree the per sq. price is quite dear; I'm pretty sure that price relates to the fact that Laidley's been on the market awhile now...

    Perhaps then, this property is not reality checked quite enough?

    55 Laidley St is all of 520 square feet. DO you still think it's charming at over $1000/sqft? I think not.
