Redwood City Quick Out of the Gate

In the first four weeks of January there have been 103 new SFR listings in the Redwood City/San Carlos/Belmont area, and 67% of those have been in the county seat. Last week was no exception, with Redwood City leading the pack with 18 newbies to San Carlos’s 5 and Belmont’s 2. Seven of the 10 homes listed for over $1mil were also in Redwood City, with the highest new listing of $2,295,000 located at 12 Woodleaf Avenue. There are plenty of properties to be had under the $1mil mark though, with 159 currently available in Redwood City, 42 in San Carlos, and 26 in Belmont. Here are this week’s under $1mil listings:

1105 Cedarwood Way, Redwood City, 5/2, 1900 sf, $899,999
Off Woodside Road, and backing up to Selby Lane School. Last sold in October 2005 for $752,000.

1061 15th Avenue, Redwood City, 3/1, 1060 sf, $499,900
Cute older home with some upgrades. Bank owned, but not a short sale.

3347 Spring Street, Redwood City, 2/1, 1090 sf, $580,000
No images on this one, but it is on a corner lot and is not a short sale.

606 Flynn Avenue, Redwood City, 3/2, 1100 sf, $700,000
Already reduced to $670,000 just 5 days into the listing! Last sale August 2005 for $700,000.

812 Cordilleras Avenue, San Carlos, 2/1, 1020 sf, $849,000
This showed up as a new listing per MLS but I was unable to find it on either Redfin or Movoto.

464 Topaz Street, Redwood City, 3/2, 1630 sf, $875,000
Westside home off Jefferson, with new paint and carpet, family room, dining room, and nice back yard. Last sold June 2004 for $790,000. OPEN SUNDAY 1-4

1571 Union Avenue, Redwood City, 4/2, 1700 sf, $899,950
Larger home with new addition off Woodside Road. Last purchased in May 2007 for $700,000.

1120 Hiller Street, Belmont, 3/1, 1090 sf, $675,000
Unremarkable home off Ralston Avenue., however it appears to be in good shape and priced right.

811 Sunset Drive, San Carlos, 3/1.5, 1200 sf, $995,000
For some reason, this home is pricing out at $807,730 on eppraisal.com and $876,000 on Zillow, both of which seem low. This is a nice neighborhood off upper Brittan, with this home has views, upgrades, and is said to be well-maintained. OPEN HOUSE SATURDAY AND SUNDAY1:30-4:30 PM

251 Pacific Avenue, Redwood City, 3/2. 1260 sf, $579,900
Eastside home off Middlefield Avenue, backing industrial property. Last sold in May of 2005 for $710,000.

1027 Springfield Drive, San Carlos, 2/1, 820 sf, $780,000
Small, updated eastside bungalow with separate unit in the backyard. Last sale was September 2005 for $735,000.

1244 Alameda, Redwood City, 3/2, 1320 sf, $779,000
The home is on busy Alameda near Roosevelt, but the feel of the home is more rustic and country, with wood shingle siding, flagstone patio with pond and gazebo. Lots of upgrades, including a urinal in one of the bathrooms!

3166 Fair Oaks Avenue, Redwood City, 2/1, 700 sf, $639,000
Smallest home on the list located on the corner of 4th Street.

559 Scott Avenue, Redwood City 3/3, 1340 sf, $699,000
Eastside home off Middlefield Road, near Costco. Also listed on this street is 538 Scott Avenue, a 3/2 at $649,000. Last sold January 2007 for $750,000.

5 Vera Court, Redwood City, 2/2, 1340 sf, $575,000
A block and a half off El Camino, this is an older home that has been upgraded and enlarged. Last sold in Oct 2005 for $705,000.

    I haven't seen the house, but a 2/1 for 900K? Either this house is staged really well or somehow it appeals to a lot of people. Comparable listings on Walnut and Plymouth have been sitting on the market for months, and the one on Walnut for example has an extra 100 sq ft of space. That's pretty significant in a home of this size.

    I am curious how you could know "as a fact" how many offers were presented when you were not the listing agent. Can you tell us how you know it as a **fact**

    Is it any wonder why people dont trust some agents? I would hope that the offers submitted to the listing agent are confidential, including the number of them. Apparently not.

    Why dont you just post the names of all 10 agents right here? Obivously, you have been telling all sorts of people that you had that many offers, it would good for you to substantiate it.

    You already offered to reveal the names to a random person on this blog, so I dont think you can claim confidentiality as a concern.

    For the record, I will be surprised if you respond and post the names.

  • I am thrilled that real estate is selling well in San Carlos. I know that the inventory has been low and interest in the schools is high, so it's not terribly surprising. Thanks SC and Bob for giving us confirmation on the offers. This is good information for buyers in that market.

    Say what you want. I know for a fact that 812 Cordilleras had 10 offers after 4 days on the market, Arroyo had 8 offers in less than a week, and Alameda had multiples as well. I am NOT the listing agent in any of these, so I have no reason to inflate these numbers.

    Why is this so hard to believe? At the time these homes were listed, there were only ~ 30 homes on the market in all of san carlos, very few of which were close to downtown. It's supply and demand ...right now the demand is much greater than the supply.

    Its possible its true, but I tend to take things real estate agents say with a grain of salt.

    His rationale that its caused by San Carlos' good schools and Laurel street is a bit daft. These didnt just develop in the last 6 months.

    I got this info from www.sancarlosblog.com which is a realtors web site. I can't say how accurate it is. I am a homeowner in SC and am trying to decide whether to just remodel or buy a larger home so I try to track the market here. Here is a quote from this realtor's blog for what it is worth:
    “Here we go again.” This was the phrase uttered last night by one of the most respected and veteran realtors in San Carlos. My listing at 812 Cordilleras had 10 offers last night after being on the market for 4 days. Earlier in the week Justine Ford’s listing on the Alameda had multiples. The week before, Maxine Dumas’ listing on Arroyo had at least 6. The week before that, Cashin’s listing on Birch had multiples as well. For those of us that monitor the San Carlos market on a daily basis, the sudden swelling of frustrated buyers trying to get into San Carlos is nothing short of alarming."

    Hi Susan - You were unable to find 812 Cordilleras because it is already sale pending. There were 10 offers and was listed for 4 days.
