These price reductions mean…well, not bargains, really (this is the Bay Area, after all), but better deals than the original listings offered. And you can always hope that one reduction means sellers are more amenable to an offer that’s more amenable to your bank account.

SF:

2 unit building at 1275 14th Ave. Great Inner-Sunset location, both units vacant, total of 4 beds and 3 baths. Reduced to $1,389,000. Note Redfin’s sales history records the last sale of this building in March of 2007 for $1,170,000. Wonder what the owners did in one year that makes the place worth $200K more?

1/1 TIC at 2671 Bryant St. reduced to $410,000. Been on the market almost a year, so you can likely make a lower offer.

Unique 2 home property at York and Peralta. Address is, by some secret agent logic, a mystery. Still, you can see the 3/2 front home ($699,000) and the 2/2 back home ($640,000) pictured here.

 2/2 Live/work loft at 175 Bluxome, #215. This is an off market listing (not on MLS), reduced to $729,000. It’s a dishy Mission Bay pad, certainly. But in thinking about the price, take into account that #114, a 2/1.5 loft in the same building, is priced at $669,000.

Daly City

3/1 single-family home at 345 Bellevue. Short sale fixer-upper, reduced $68k(!!) to $490,000.

3/2.5 single-family at 72 Surrey Ct. On a cul-de-sac in a Serramonte neighborhood with 2 car garage and nice garden, reduced to $750,000.

3/2.5 single-family at 425 Highgate Dr. This a large home, so with the reduction to $549,000, the asking price is $312 per sq. foot. Property is bank owned(REO), on the market over 100 days.

    I love the live work spaces but I've ssen both the addresses you list here and don't really know why one is so much more than the other. The more expensive is larger, technically, but in a loft it's hard to gauge square footage. I would recommend going for the less expensive one or trying to bargain on the higher one

    The York street houses are at 1512 and 1514 York. The combined listing is MLS 330522 and the separates are 330515 and 330512, respectively. Both individual units are currently in escrow, which might explain why you can only find the combined listing at the moment.

    all good points. I am in love with the Inner-Sunset so I think I could take backing up on to Adronico's. I certainly can't shop there ($7 for a loaf of bread!?!), but my bank is in the same building. You're on to something with the lack of photos; really, the sales history in general is pretty remarkable (and by that I mean the remarks could very well be negative ones)!

    Reduced to $1,389,000. But what was the initial listing price? Why doesn't the agent's website have more photos? Why doesn't his site have any "featured properties", in fact?

    & how much do you want to live facing the backside of Andronico's? (as seen on the Redfin aerial view)
    on the plus side, groceries are *really* close. on the minus side, they are also really expensive, and there will be noise from that parking lot.
