Alameda, Albany, Emeryville: Inventory and Some Sales

sales are down Alameda, Albany, Emeryville: Inventory and Some SalesA quick review of sales in Alameda, Albany and Emeryville reveal that sales are down from the same period last year in Alameda and Emeryville (no surprise of course) but that Albany appears to be holding steady as there were 25 sales recorded this past January through March 2008 compared to 28 sales recorded this same time last year. Median prices per square foot range from $420 to $468 across the three cities and days on market are within 10 days of each other with the median ranging from 55 to 66.

Alameda inventory: 229 homes for sale; 155 SFRs and 74 condos/townhomes. Median price per square foot is $420. Median DOM is 55. Number of Sales fromJan-March 2008 is 71; compare this to 151 sales this same period and 176 sales in Jan-March 2003.

Emeryville: There are 75 properties for sale: 3 SFRs and 72 condos/townhomes. The median price per square foot is $468 and the median DOM is 66. Recorded sales from Jan-March 2008 are 25. A year ago there were 84 sales this same period and in Jan-March 2003 there were 74.

Albany lists 42 homes on market: 16 SFRs and 26 Condos/townhomes. The median price per square foot is $453 with median DOM at 62. Jan-March 2008 sales saw 25 properties sold. A year ago this time there were 28; compare this to Jan-March 2003 when there were 31 sales.

    Thanks Philip. Appreciate the data; I was actually more interested in Sales and Pendings to get an idea of current demand. As a potential buyer, its pretty frustrating to see pices HIGHER now (at least for 3/2s) even though the ease of financing has gone away. Here's hoping post summer might see some price drops.

    Alison, I was looking at Redfin's sold properties but the number did not seem to match up to what was showing up in SFgate.com.

    Hi Phillip: I'm guessing that the Alameda figure I got from Movoto above (229 homes for sale) included both active and pending homes; if that's the case, then it's 3 homes off of your data (144 active plus 77 pending=226). Perhaps they are lumping the data together if a home that is pending is still considered "active"??

    Hi Alison: I just had to comment on that because that figure was off by 80 properties or 65% inaccurate. I have searched places like yahoorealestate and found homes listed as active that were sold. Things are bad but not that bad. So unless a website has IDX exchange they are not getting up to the minute data. Or as you said have a good REALTOR.

  • Hi Parag: I am afraid those stats for Alameda are incorret. Many times some of these other sites are not as up to date. According to my MLS there are 149 properties for sale and 77 pending. Not that you care about pending. However I publish up to the minute stats on my blog. This lists past weeks sales.

    Hi Parag: you can find public data at different places such as Data Quick, Trulia, SFGate, etc. You can also do searches on Redfin for sold properties. Other than that, having access to the MLS (via a realtor) will yield a lot of data.
