Market Snapshot of San Carlos
This Mid-Peninsula town has weathered the recent storms pretty well. San Carlos hasn’t had the large number of foreclosures and short sales that Redwood City has faced, and prices seem to be more stable than its northern neighbor, Belmont. March saw 38 sales in San Carlos, lower than last year but double what sold in February.
There are 85 current listings in San Carlos, with 60 of those being single-family homes. Fifty-one are priced under $1 million, with 34 over the $1mil mark. You have a good variety size-wise: With the exception of one-bedroom homes, of which there are only 2, the listings are split fairly evenly: 26 two-bedroom, 35 three-bedroom, and 22 with four or more bedrooms.

Last Sale: $449,000 in 2002. Note: I lived in this complex back in the 1980s and loved it. Well insulated, great neighbors, mostly adults.

This is an older complex high up in San Carlos that I love. In fact, one of the first properties I ever wrote about for Sweet Digs back in February of ’07 was in this complex. Walls of windows, great patio, decent floor plan. Carport, pool, tennis. HOA: 416. Last Sale: $429,000 in 2003.
