Waiting, Waiting, Waiting, SOLD!

 Waiting, Waiting, Waiting, SOLD!I have been waiting for, and writing about, the sale of 742 Crestview Drive, San Carlos for over a year now. My first post, back when this blog was in its early stages, was March 7th, 2007. I featured this home as one that would soon be on the market. The post read that “this is a five-year-old Tuscan villa on a level half-acre, located at the tippy-top of San Carlos. With views of both bay and canyon, it is 4BR/4BA home of 4,500 square feet plus a separate guest house. The pictures I have seen of the interior include a kitchen that I would most probably kill for, and perfect for any gourmet cook or entertaining diva. There is room for all your vehicles, as well as your large toys, in the 6-car garage. While I do not have information on the listing price, it will most likely be in the $3,000,000 range.” The home eventually listed at $3,250,000.

Four months later there were still no takers, and I wrote about its first price reduction. The owners cut the price to $2,975,000, which represented a $275,000 or 8.5% reduction. Still no takers. Then in December, 9 months after my first post, cameĀ  “Loooooong on the Market,” which included the Crestview listing. Another 6.5% reduction.

Christmas came and went, winter flew by, and Spring had sprung. A full year-plus after first writing about this home, it has sold. After 281 days (it had been relisted during that year), a buyer plunked down $2,450,000 for this home at the top of San Carlos. That is a 25% reduction. While San Carlos overall sells well and sells quickly, this home was unique in its lot size, home size, and price. It took a unique buyer, with some wisdom and patience, to take this home off the market.


  • I used to drive by that house all the time when I lived in San Carlos. It said "coming soon" for months and months and I'm not sure what that was about. Nice to see that it finally sold for a good percentage off.
