Bargains Among the “Aged” Listings in the South Bay

A search I just did showed that there are 388 homes listed for under $1M that have been on Redfin for more than 180 days.  My bet is that these homeowners are ready to make a deal!  The overwhelming majority of these “aging” listings are located in the city of San Jose, but there are also a few in Campbell, Morgan Hill/Gilroy, and Sunnyvale as well.

glen alma Bargains Among the Aged Listings in the South BayThe first bargain home I chose to feature is located on 2595 GLEN ALMA Way San Jose, CA 95148 and features 4 beds, 2 1/2 baths, and over 2900 square feet of living space with a mountain view.   It has a pool and a spa in the back yard, and the listing says it even comes with pink flamingos!

The property photos show some nice hardwood flooring, and spacious rooms.  

The three car garage is a nice feature to this property, as is it location in the Evergreen foothills.  It has been on Redfin for 294 days, and is offered at $780K

The second “gem” is a 5 bed,2 bath at 2125 MOUNT PLEASANT Rd San Jose, CA 95148 .  This is a very cute home with 2164 square feet of living space and a great location in the East hills.  The Google map also shows that its next door neighbor has a pool – which is a good reason to make fast friends!

This is among my “chosen” as it is one of the few five bedroom homes in the valley that is also one-story, which makes it more efficient with respect to energy costs.  It is also offered at $699K – probably due to its close proximity to the besieged Alum Rock neighborhood.  It has been on Redfin for 234 days, and last sold for $870K in 2006.

The prize for the most aged listing goes to 815 Fillippelli Dr in Gilroy at 692 days.  With 4 beds and 2 baths, it is a cozy little rancher with a mountain view and new granite -topped kitchen countertops.  Offered at $715K, it may be a bit pricey for the Gilroy area.

I don’t think it will sell anytime soon even though it has been fixed up a bit in it’s 600+ days on the market.

I’m not sure how you were able to pick that Mt Pleasant home… that agent did a real disservice with those dark, sideways photos!

I picked it for many reasons – even though the photo doesn’t do it justice, it is a cute home from the outside. It is also in a great location, and is single story with 5 bedrooms.
