Summer at Stinson

As Memorial Day approaches, the beginning of summer unofficially begins for many of us.  Instead of waiting for the true summer solstice in June, this  Summer at Stinsonthree day weekend marks a series of long days and warm nights for the upcoming months. 

For many summer just isn’t summer unless it’s complimented by heading out to the beach.  And for Marinites, one of the closest, largest and nicest of them all is Stinson.  For all of us who’ve been to Stinson, we’ve seen those houses that skirt along the beach, allowing the homeowners and the weekend renters to trot quickly inside to grab a cool beverage or a snack just yards from the ocean front.  Besides the oceanfront homes, Stinson is a small enough community that all other homes are pretty much walking distance from the beach.  Locals have great pride and joy and for those who come and get away, it’s a short jaunt for Marinites before you feel like you’re in some other part of the country.

So – how about a weekend home at Stinson?  Prices sure aren’t cheap.  Current listings allow you to get a small one bedroom condo/apartment for $380,000 and for those wanting the full luxury, you can easily spend over $4 million.  For those in the $1 million range, a possibility would be to rent it out to help with the mortgage payments.  Though it would surely not cover everything, it may make it more manageable.  Homes seem to be getting at least $2000 a week according to Seadrift Realty.  Even a few weeks would help!

Current listings:

18 Arenal Ave #11, $380,000:  A small 1 bedroom 1 bath TIC but the lowest price point and dollar per square footage.  Two in the bedroom and two on the couch makes a good, small getaway for four people who like to spend most of their time at the beach vs. inside.  Can’t rent it out – so you must use it yourself!

10 Calle del Pinos, $1,450,000:  The next best buck per square foot, this is a multi family unit and sits on the end of an oceanside block.  It’s considered a fixer upper but the pics don’t show much to fix up from my perspective.  The 1800+ square feet and 4 beds, 3 baths really allow you to host a lot of folks.

321 Seadrift Rd, $2,550,000:  The most expensive per square foot, this just over 1,000 square foot home resides at the end of very desirable Seadrift Road.  The premium for this property comes from the location where it has both the ocean and Bolinas Lagoon surrounding it.  Interestingly, asking only $50,000 more than the when the owner last purchased in 2004.
