What’s New on the Mid-Peninsula?
Well, I can’t say that there is a flood of listings coming on the market, with only 39 newbies in the last week between the three cities. Redwood City leads the way with 20, followed by Belmont with 11 and San Carlos bringing up the rear with 8 new listings. Given that this is a prime time to put a house on the market, I’m surprised there are not more. Could sellers be hanging on, waiting for the market to turn?
Over in Belmont, there are currently 69 listings (58 SFR, 11 condos) with prices ranging from $369,000 to $2,500,000. Fifty-five percent of the listings are under the $1,000,000 market. In San Carlos, I found 93 homes on the market, 63 of which are SFR with the remaining 30 being condos and townhouses. The price range here is similar to Belmont, starting at $443,800 and going up to $2,600,000. Redwood City, the hardest hit of the 3 cities when it comes to foreclosures and REOs, has a whopping 259 listings right at this moment, of which 231 are single family homes. The price spread is a bit wider here, with one lone listing under $200,000 ($185,000 to be exact) and at the other end of the spectrum a large home in the hills for $3,295,000. Seventy-three percent of the homes in the county seat are under $1,000,000, making it more affordable than its brethren.

I love, love, love this house. It is ultra modern, with sexy curves and lots of windows. Just 3 years old, it originally sold in 2005 for $1,420,000. Open houses for the next two weekends, Saturday and Sunday, from 1:30-4:30.
