What’s Selling around Alameda County? Let’s Take a Look at 4bds Plus Bonus Listings in Alameda the City

Here is a smattering of the most recently recorded sales published in SFGate.com. I’ve included sales in Alameda, The City, of all bedrooms, however have decided to focus on 4-bedroom listings since I noticed that a number of them have been selling. They are a diverse lot, from a pristine 1960′s rancher in Dublin to an elegant brown shingle built in 1891 in Piedmont. The rancher, 7560 Ashford Way , recently sold in March for $490,000, a short sale as it sold in October 2007 for $534,750 which was also a drop from its sale in August 2005 for $645,000.  The Piedmont property, 780 Kingston Ave. is pictured below. It was last sold in 1997 for $706,000 and recently sold for a million bucks more at $1,795,000. Thank you Piedmont for keeping your sellers happy.

Hi Billy: thanks for your words. Just looking at the virtual earth map of the property the lot does look gigundo. Do you live in Piedmont?

GFW: thanks for the confirmation; the pix do look gorgeous. As far as wackos driving down the street... I guess it might not be a big deal since you could hide out in your gigundo back yard =)

GFW, re: first time homebuyers program..... Ok. My partner and I went through a first time homebuyers program, but not Oakland's. We went through Acorn, which I highly recommend (and I think is listed on the link you have). We had an loan officer through Bank of America who knew the Acorn loan in and out so she was really helpful (unfortunately I believe she has relocated otherwise I would give you her name...) At first we were going to go through CalHFA but it turned out to not be such a great deal (closing costs were huge)plus the mortgage broker we dealt with had absolutely no experience with the loan. With Acorn we got a below-market APR as well as NO mortgage insurance, and low closing costs, all of which really helped. My advice: explore ALL your options, especially these days; and find a REALLY GOOD loan officer who KNOWS WHAT THEY ARE TALKING ABOUT AND HAS EXPERIENCE with first-time home buyers programs/loans. Do your homework; a friend of mine knows someone who got over $100,000 in assistance to buy their first home... don't know how she did it but there are tons of legit programs out there and it can be done. Good luck! I'm excited to hear you are making the moves!

    Hi Alison,

Thanks as always for these informative posts. I'm wondering if you have any info on the city of oakland first time homebuyer programs. I just signed up for a class through the city, where I will receive a certificate of some sort. I take this certificate to a bank, and they give me special loans (all found here.)

Do you have any experience, or does someone you know? Are these programs worth it? Too much trouble? That sort of thing...

From what I can figure out, taking 75k off your primary mortgage would reduce your payment by about $500 per month. That's huge for a low income person like me!

I live across the street from that Piedmont home (it's on the border, and I live in Oakland), and it is truly gorgeous. Stunning. The only problem is that you'd live across the street from me (a renter in a rather large group of apartment buildings), and wackos drive too fast on that street.

    But, really really gorgeous.

I saw that house in Piedmont, it is on a truly enormous lot. Not the ideal Piedmont location, and the home, although nice, was not my style, but anyone would be excited to have a backyard like that and would have to pay for it appropriately.
