A Super Place in the City!
I try to stay away from blogging about a single place but this place is not only a true San Francisco gem but it is also owned by a very good friend of mine. I lived in San Francisco for several years right off Market & Church Sts. so I have an insider’s knowledge of what makes for a good deal in the city, as well as understanding what perks make a real difference. The property at 30 Atalaya Ter. (flat #32) is truly that great place!
It is the first level flat right above the garage and the current owner lives in the 2nd level flat right above it. It is being sold as a 48% TIC (see definition below). The current owner is super quiet and a fantastic person to just know, let alone live next door to. And trust me, the listing description as it is right now only touches on the wonderful place that this is.
When I lived in the city I would have killed (well, maybe not actually killed) for a place like this one. I worked downtown and would have loved to have a nice quiet retreat like this place to go home to. And you don’t have to wind all around the city to get to it. It’s only two turns off of 19th Ave. The windows face the west and the east so it has loads of sunshine on those sunny days in the city we all love. The street is tree-lined for that warm, comfy neighborhood feel, not just cold concrete everywhere.
The two biggest factors that make this an amazing place for living in the city is the fact that it is located in a cul-de-sac (no busy street traffic to deal with) and a private garage to park in. Those are two big, big bonuses for living in the city. Here are some of the many attributes of this place:
- Refurbished hardwood floors.
- A large eat-in kitchen with southern exposure for all day sunlight that was updated in 2001 and includes a refrigerator, stand-alone gas stove and a built-in dishwasher.
- A ‘butler’s pantry’ between the kitchen and the formal dining room.
- Both bedrooms are very large and there are a total of 4 walk-in closets.
- The bathroom is separated into two side-by-side rooms with their own doors off the hallway; toilet in one (aka: water closet in Europe) and sink with shower/bathtub in the other.
- A back door off the kitchen that leads to a laundry porch with hookups for a washer and dryer.
- Huge living room big enough for a grand piano plus lots of room to spare for living room furniture, adjacent to the formal dining room; both rooms have large bay windows that face east and west.
- Lots of storage including basement storage.
- A beautiful garden in the back with places to sit and relax away from the hustle and bustle of the city.
- Its own separate entrance.
- Street parking without meters.
- Amazingly quiet and serene.
- Walking distance to city amenities such as a full-service grocery store, restaurants, Golden Gate Park, banks, Haight St. shopping, etc.
- Close to major streets that lead to all major freeways.
When you walk in the front door, go up the stairs, turn the corner and step into the huge living room with light pouring in from the front windows you just feel warm and cozy all over. It’s the kind of place that family and friends will stand in awe of over the elegance it portrays. I am serious; you have got to check this place out. You won’t be sorry and you will soon find out why people all over the world fall in love with San Francisco. It’s places like this one that make it such a wonderful city to live in.
