Alameda de Las Pulgas: The Long and Winding (Mid-Pen) Road
My daughter drives the San Carlos Avenue/Alameda de las Pulgas corridor every week to come to Sunday dinner at our house. Recently she remarked on how many houses had been for sale this year and how quickly many of them seemed to have sold. So I thought I would do some checking, and it looks like she isn’t far off.
First, let me say that it may be confusing that I mention two different streets in the same breath, but for all intents and purposes, they are the same street. In San Mateo County, the Alameda runs through every city from Menlo Park to Hillsborough, where it ends. In San Carlos, it stops at San Carlos Avenue, which you then travel along until you pick it up again about a mile later at Club Drive. Not sure of the reason for this, but the city planners made it so.
I researched the most recent complete 3-month period for sold properties, March to May 2008, and found 7 sales each in Redwood City and San Carlos along this corridor. While it is downright impossible to find Days on Market (DOM) if you don’t have access to the MLS, I had some of the information in the huge number of downloads I do each month. Five of the 14 definitely sold within two weeks, and there could be more than that. Six of the homes sold at or above the asking price (I only had listing price on 10 of the 14), which is pretty good for a heavily traveled main route. Here are the sales:
