Hi Tracey - one quick edit that technically most of this block of Benvenue is in Oakland, not Berkeley, which can be relevant for school districts and prop taxes. But it does straddle both, as you point out in the posting, making it very walkable for both Rockridge and Elmwood.

Speaking of walkability, a subject close to your heart I know, thought this MSN article would amuse you - the headline is "Heavy? Your neighborhood may be to blame." Not a surprise that research has shown that 'hoods built before 1950 encourage walking and people in them are less obese. The article contains a mention of the Walk Score website. http://www.msnbc.msn.com/id/25890997/

Suzanne: I love your use of the word "cozy". Aka tiny I presume?! Good to hear your view of this home -- $599/sq ft is a lot to pay for a one-person condo. You seem very up on current listings. Are you looking to buy or in the business?

Yes, a fantastic street. I agree with your prediction on 6468. The condo's problem is the living quarters downstairs are just too small, as it doesn't have a separate dining room and the living area is quite "cozy". It's really only suitable for a single person.
