Mid-Peninsula Sales Picking Up Steam
The first week of July brought 28 sales, which is a jump over last month, when the first two weeks brought only 38. So things are ratcheting up and homes seem to be selling a bit more quickly. Of those 28 homes, 64% sold within 30 days (up from 58% last time) and 93% sold within 60 days (up from 84%), with the average days on market 30.89 days. The big difference appears to be in the list versus sale price. Sales ranged from 5% over list to 20% under list, with the biggest price cuts taking place on Redwood City homes. Only 18.5% sold at or above list, which is down 13%, with the average sale price being 4.8% below asking.
The majority of sales were in Redwood City (17), with San Carlos and Belmont almost even, with 5 and 6 sold, respectively. While there are 53 homes for sale under $500k in Redwood City, only one sold in that price range, a 2/1 on 15th Avenue. On the high end is 10 Danforth Court in Redwood City that sold for $2,450,000. The home was on the market for 69 days and sold for $100k less than list (-4%).
