Hi Suzanne and Anon:
wow, that’s interesting about the Dolores home being listed in Rockridge on Craigslist (I din’t know that when I mentioned it reminds me of homes in Rockridge!). It’s true, Glenview is definitely not Rockridge, and anon, you have a really good point about Craigslist mashing up tons of neighborhoods as simply “East Oakland”, with no differentiation, something I’ve tried to address in this blog by being more specific about the neighborhoods I mention. I’m sure others may have tried this but I will email Craigslist today to suggest more neighborhood categores in East Oakland…For now, I like Suzanne’s suggestion: key word search; not perfect since many listings don’t even mention a neighborhood, but it’s something.

True, but all of those neighborhoods are a lot closer to lake merrit/grand or piedmont/montclair, which are usually where Glenview listings are found. Best to do a keyword search for those neighborhoods you’re interested in. For those who actually want to see Rockridge listings, you have to wade through stuff that’s on the border (or nowhere near the border) to find it.

In the realtor’s defense, I have to say–there is absolutely nowhere on Craigslist to put Glenview (and Dimond, and Laurel, and Fruitvale, and anyplace else that’s not Lake Merritt or the hills) other than in the vast “oakland east” category! When are they going to get with the program and break that category down? When we were looking (pre-Redfin sadly) and got so fed up with wading through everything from the lake to San Leandro lumped together that we just stopped. Given the tens of thousands of folks who live there, you’d think there would be a solution….

The one on Delores was listed before in the last year or so. Apparently didn’t sell then. Price seems high, especially for such a small lot. The realtor keeps listing it on craiglist in the Rockridge section – sorry, Glenview is nice, but it’s not Rockridge!

Hi Eklandet, thanks for your comment. Yes, renovation can be great but if the layout isn’t changed or is changed into something inconvenient then they often can’t make up for those. I wonder what price it will eventually sell for… it “might work for someone” at the right price.

3906 Canon is a weird house, and I doubt it will find a buyer at that price.

The second bedroom (ex-garage?) is detached from the house and is accessible only via the deck. The main house is disproportionate, with a tiny (“cozy”) living room and small bedroom, and a large kitchen.

The upgrades are wonderful, but their appeal is outweighed by the inconveniences above.

“Might work for someone” is a phrase I read in a different listing, and it applies here.
