P-p-p-price Drops in P-P-P-Pinole

Redfin has a cool feature whereby you can have notices of price changes and new listings e-mailed to you. Lately, “XX updates,” the heading of a recent notification that dropped into my inbox, almost always means “XX price reductions.” Price drops: sign of the times!
And such is the case with a recent notice, which brings our attention to some breath-catchingly low prices in Pinole. For those of you unfamiliar with CoCo County, this is a bedroom community right next to the Hilltop Mall (shopping! gym!) and Interstate 80. The median income is $62,256, not too shabby for this corner of the county.
206 Dursey Drive, Pinole: 2 bedrooms/1 bath, 928 sq ft, was $225,000, now $200,000. Is this a low price or what? It’s a condo, but an end unit; homeowners association dues are a steep $360. The listing tells us the place is “light,” so perhaps the dingy-looking photos are just, well, bad photos.
3219 Colusa Street, Pinole: 4 bedrooms/2 baths, 1,559 sq ft, was $362,900, now $344,900. Hey, that’s pretty sweet for a single-family detached home with a fireplace and laminate flooring, even if the listing does say, “Needs work.” This is a foreclosure, natch.
2524 Curran, Pinole: 4 bedroms/2.5 baths, 1,874 sq ft, was $540,000, now $539,000. Well, yeah, that’s not much of a reduction, but this two-story single-family detached house is really pretty, with views, mahogany floors, granite counters, dual pane windows and other cool stuff. In the next release of Redfin, we will have a page in the site that just shows all the homes with price drops, not just the ones that happened in the period between e-mails.

Pinole was a great bedroom community several years ago, but it’s on the decline. Just go to AMF lanes on a Friday night if you dare to find out what Pinole is like now. Shootings have become commonplace in Pinole and the auto theft rate is astronomical. The Pinole police force is overwhelmed trying to supress gang activity in the area.
It would probably be better to pay more and live in Hercules, if you are looking for a place in this locale.

Brandon, thanks for the heads-up. I’m sad to hear this about Pinole. I have a friend who lives there and her ‘hood seems to be doing fine, but so sorry to hear about the rest of the town going downhill. I wonder if Richmond/San Pablo’s influence are bleeding through.
Sounds like Hercules would be the better bet, and I’ll keep this in mind going forward.
