SF and Daly City: What can you get for $300K and Under? You Might (or Might Not) be Surprised
Tracey Taylor’s clever piece on the unappetizing selection of properties available- whether in Berkeley or Umbria (yes, Italy) made me laugh. And then think: Isn’t it strange how $300K sounds like so little money when in fact, it’s more than many people make in 5, 8, 10+ years. That way of thinking comes from living in the Bay Area, and expecting nothing under $300K to exist at all- never mind if we like it or not. But you can own a home in many parts of America for much less than $300,000, and no doubt the people living in those areas consider we Bay Area types insane.
Maybe we are.
But I decided, what with the slump we hear ad naseum, to see what $300K or less would buy in my neck of the woods. I leave it you to decide if the results are surprising, or typical to the point of being boring.
SF
1. 1 Cresent Way: $38,000. This is a bit deceptive because it’s not really a home; it’s one parking space and one storage space meant to go with a 3/2 condo that is selling for over $500,000. I’ve certainly seen in-laws for rent for over a $1000 that are as dark as garages, and those don’t even have a storage space, so you could, if desperate, maybe make a home here. Or park you car and store you stuff but not live here. Sounds convenient.
2. 625 Divisadero St., #24: $299,900. Here is a NOPA Victorian studio, square footage unknown but likely itty-bitty. Been on market over 90 days, so I’m thinking a lower offer would be considered.
3. 1068 Innes Ave.: $300,000. Bayview area 3/1 “Junior” SFH whose only photo (below) reminds me again of Tracey’s blog and the shot of the Umbrian home on offer for around the same amount, i.e. hideous.
4. 981 De Haro St: $290,000. Potrero 1/1 TIC, been listed a long while. Looks okay in photos…
DALY CITY
1. Many condos in the Crown Colony area. Here’s just 1, at 370 Imperial Way, #227, for a 2/2 condo, for $299,900. Prices range down to just over 100K.
2. 1551 Southgate Ave., #361: $239K. 1/1 condo with parking, gym, pool, spa, etc.

Take a look over on Woodward Street in the Mission district, there are a couple of TICs that started out in the high-$300k’s a year ago and are now in the mid-$200k’s. The street was once the crack and gunshot capital of the Mission, but over the past three years has been cleaned out (in several cases by eviction) and remodeled and renovated to be decently habitable.

Just need to look a little harder in Umbria, get out of the tourist hot spots. I found a listing for a 17th Century Monastery for 300000… ok, Euros. but still, the dollar won’t always be TP.
(Oddly, the English in this listing is far better than what I see for most on the CA MLS…)
